Residential Inspection Saint-Jean-sur-Richelieu

Houses, condos, and plexes — full pre-purchase or pre-listing inspection compliant with the BNQ 3009-500 standard.

Inspection

In Saint-Jean-sur-Richelieu, part of the South Shore / Montérégie area, our certified inspectors and engineers deliver this service directly to local owners, buyers, and condo boards — with the same rigorous process and detailed reporting offered across Greater Montreal.

Buying, selling, or investing in a house, condo, or plex is one of the most important transactions of your life. A residential inspection performed by a certified building inspector gives you — whether you're a buyer, seller, or investor — a clear, objective picture of the property's actual condition, before you sign.

At Radar Inspection, every inspection is performed according to the BNQ 3009-500 standard, Quebec's new standard governing residential building inspection practices for real estate transactions.

What Is the BNQ 3009-500 Standard?

The BNQ 3009-500 standard, "Residential building — Practices for inspection for a real estate transaction," was published by the Bureau de normalisation du Québec (BNQ), at the request of the Régie du bâtiment du Québec (RBQ), to standardize residential inspection practices throughout Quebec.

Specifically, it establishes:

  • A common vocabulary to describe the condition of a building's components (normal wear, disorder, defect, potential hidden defect)
  • A clear scope of what is inspected — and what isn't
  • Minimum mandatory content for the inspection report given to the consumer
  • Access and weather-condition limits governing what the inspector can reasonably assess on the day of the visit

What This Means for You, as a Buyer, Seller, or Investor

Before this standard, every inspector could work their own way, with widely varying report quality. The BNQ 3009-500 standard guarantees you a minimum, comparable level of rigor no matter which inspector you consult — a central issue since the adoption of Bill 16 on the regulation of building inspections.

RBQ Certification for Inspectors — What You Need to Know

The RBQ's new framework (in effect since October 1, 2024, with a transition period until October 1, 2027) is progressively requiring every building inspector to hold a certificate from the Régie du bâtiment du Québec and apply the BNQ 3009-500 standard in their practice. Until then, always ask your inspector where they stand in this certification process.

Why Radar Inspection

Why Radar Inspection

  • Negotiate with full knowledge: a detailed report can justify a price reduction or repairs at the seller's expense
  • Avoid unpleasant surprises: an end-of-life roof, water infiltration, an outdated electrical system, a cracked foundation
  • Make an informed decision: buy with your eyes wide open, not just on a whim
  • Protect your most important investment
  • Anticipate future expenses with an overview of the useful life of major components
