Parking Garage Inspection Mascouche

Indoor, outdoor, and underground parking — inspection compliant with Bill 122.

Inspection

In Mascouche, part of the North Shore / Laurentians area, our certified inspectors and engineers deliver this service directly to local owners, buyers, and condo boards — with the same rigorous process and detailed reporting offered across Greater Montreal.

Do you own a building with parking, manage real estate assets, or sit on a condo syndicate board? Bill 122 requires periodic inspection of structural concrete parking slabs, just like building facades. Radar Inspection performs rigorous, compliant parking inspections throughout Greater Montreal, Laval, and the South Shore.

Inspection

What Is the Parking Inspection Required Under Bill 122?

Bill 122, adopted by the Régie du bâtiment du Québec (RBQ) following fatal incidents linked to concrete slab collapses, requires mandatory periodic inspection of any parking structure with at least one structural concrete slab used as a driving surface — whether indoor, outdoor, underground, or elevated.

This requirement is designed to detect the deterioration of concrete and steel reinforcement before it compromises the structural safety of the building.

Here are the key requirements:

  • First inspection: between 12 and 18 months after the parking structure's construction
  • Frequency: a complete inspection every five (5) years
  • Who can sign it: a report signed by an engineer who is a member of the Ordre des ingénieurs du Québec (OIQ)
  • Retention requirement: the report must be kept on-site and available to the RBQ upon request
  • Responsibility: it falls to the building owner or, for a condominium, the syndicate

Buildings and Structures Covered

  • Indoor parking (beneath a residential, commercial, or office building)
  • Free-standing outdoor parking structures (elevated, multi-level)
  • Underground parking with a structural slab
  • Any multi-level parking structure serving a condominium, shopping center, or office building
Why Radar Inspection

Why Radar Inspection

  • Meet a legal obligation — avoid RBQ non-compliance notices
  • Prevent structural risks — reinforcement corrosion and concrete spalling often progress invisibly
  • Protect user safety — drivers, pedestrians, maintenance staff
  • Plan repairs before they become major — a crack detected early costs far less than a full slab reconstruction
  • Reassure co-owners, tenants, and insurers with an up-to-date maintenance record
  • Reduce civil liability risk in the event of an incident related to a structural failure

Warning Signs to Watch For Between Inspections

  • Visible cracks in slabs or beams
  • Concrete spalling or exposed steel reinforcement
  • Signs of water infiltration or persistent moisture under the slabs
  • Efflorescence (white deposits) on concrete surfaces
  • Visible sagging or deformation of a slab section

If you notice any of these signs, an inspection shouldn't wait for the 5-year deadline set by law.
