Expert Analysis

In Brossard, part of the South Shore / Montérégie area, our certified inspectors and engineers deliver this service directly to local owners, buyers, and condo boards — with the same rigorous process and detailed reporting offered across Greater Montreal.

A persistent musty smell, a suspicious stain in the basement, respiratory symptoms that improve as soon as you leave the house? Mold testing objectively confirms the presence, type, and extent of fungal contamination — before undertaking work or jumping to conclusions.

Radar Inspection performs mold testing in Montreal following the approach established by the BNQ 3009-600 standard, the Quebec reference for investigating mold contamination in homes.

What Is the BNQ 3009-600 Standard?

Published in 2020 by the Bureau de normalisation du Québec (BNQ), the BNQ 3009-600 standard, "Mold Contamination in Dwellings — Contamination Investigation and Building Remediation," is the first of its kind in North America. Developed by a multidisciplinary committee of experts, with input from the Régie du bâtiment du Québec (RBQ), it covers:

  • Investigating the cause of contamination (infiltration, moisture, inadequate ventilation)
  • Assessing the extent of contamination
  • Planning and carrying out decontamination work, when required
  • Quality control of the decontamination once work is completed

A Standard Increasingly Recognized by Insurers and Courts

Although it's a voluntary standard, the BNQ 3009-600 is increasingly recognized as a reference by insurers, municipalities, and courts in mold-related disputes.

Why Radar Inspection

Why Radar Inspection

  • Objectively confirm the presence of mold, rather than relying on a visual or olfactory impression alone
  • Identify the actual cause of the problem (not just the visible symptom)
  • Protect occupant health — eye, nose, and throat irritation, coughing, and worsened asthma symptoms are associated with prolonged exposure, particularly for children, seniors, and people who are asthmatic or immunocompromised
  • Document a situation for a real estate transaction, a rental dispute, or an insurance claim
  • Avoid unnecessary or insufficient work by precisely targeting the actual extent of contamination
  • Verify the effectiveness of decontamination already performed, before considering the problem resolved

Our process

Our process

01

Visual inspection and situation assessment

Building history, signs of moisture, possible infiltration sources.

02

Air sampling

To measure the concentration of spores suspended in ambient air.

03

Surface sampling

Tape lift or swab, when a visibly contaminated surface needs to be precisely identified.

04

Accredited lab analysis

Following recognized protocols (IRSST, Health Canada, AIHA).

05

Interpretation of results

Taking into account building context, since there is no single guideline value for mold exposure.

06

Laboratory results certificate

Including measured concentrations, their interpretation, and concrete recommendations.

Signs That Warrant Mold Testing

  • Persistent musty odor, even after cleaning
  • Black, green, or whitish stains on walls, ceilings, or woodwork
  • Recent water damage or history of infiltration
  • Excessive, recurring condensation
  • Unexplained respiratory or allergic symptoms in occupants
  • Before buying a property where water damage is mentioned or suspected

Contamination can take hold in as little as 24 to 48 hours after water damage — don't wait to have the situation assessed. After decontamination work, a follow-up test is strongly recommended to confirm its effectiveness before considering the problem resolved.
