How the MLI Select Points System Works

The program evaluates your project across three categories — affordability, energy efficiency, and accessibility — and awards cumulative points based on the commitments made. Three tiers determine the benefits obtained:

  • 50 points — 10% premium discount
  • 70 points — 20% premium discount, amortization up to 45 years
  • 100 points — 30% premium discount, amortization up to 50 years

Energy Performance Targets

  • New construction: 20% to 40% improvement in energy performance compared to reference standards (National Building Code and National Energy Code for Buildings)
  • Existing buildings: 15% to 40% reduction in energy consumption compared to the building's current state

Our Role

Producing the energy efficiency certification — performed by a qualified energy modelling professional, using recognized simulation software — which determines how many points your project earns in the energy category.

An Important Regulatory Change to Watch

Since March 2022, MLI Select has replaced the former MLI Flex program. In addition, CMHC has announced a transition of the reference codes used for energy certification: files using the NBC 2015 / NECB 2017 standards will no longer be accepted after September 30, 2026. After that date, all new construction files will be evaluated under the more demanding NBC 2020 / NECB 2020 standards, making the 100-point tier harder to reach. If your project is in preparation, it may be worthwhile to finalize your file before this deadline.
